Terms and conditions for instalment plans

Terms and conditions for paying your service charge invoice in monthly instalments.

Under the terms of your lease/transfer document, you have to pay your service charges in full within 14 days of receiving your invoice. However, we appreciate that most home owners find it easier to budget if they can pay their invoices by instalments, so as a discretionary concession, we allow home owners to pay their service charge invoices by monthly instalments.

The following terms and conditions apply to instalment plans:

  • An instalment plan relating to annual service charges must include all outstanding annual service charge account arrears.
  • An instalment plan relating to major works service charges must include all outstanding major works account arrears.

  • To qualify for an instalment plan, there must be no existing breach of the lease or transfer document (for example, non-registered sublet, unauthorised alterations, non-payment of any charges due under the lease). No existing breaches of the lease/transfer document will be waived as a result of entering into an instalment plan.

  • Your instalment plan may be cancelled in the event of any breach of the lease or transfer document, or if any pre-existing breach is identified. Failure to make the agreed payments on the due date will also render the instalment plan void and the full amount due will become immediately payable.

Paying by direct debit

If you have a current account with a bank or building society you can set up a direct debit to pay your service charge invoices by monthly instalments. Payments are automatically made from your account by your bank or building society.

If you set up a direct debit you may be eligible for a £10 Just Reward which will be credited to your account. The terms and conditions for the Just Reward are as follows:

  • Only one reward for each annual service charge account.
  • Only one reward for each major works invoice.

  • If we have issued you with a legal ‘letter before action’ in relation to your invoice you will not be eligible for a Just Reward.

  • If you do not complete a minimum of three successful direct debit payments the reward will be removed from your account.
